Step 1:
Complimentary In-Home Consultation
This project is all about you! We will discuss your project goals, set realistic budget-range expectations, and answer general project questions. We want to provide you with a clear understanding of the construction process.
To maximize this opportunity, and to address everyone’s questions and ideas, it is important to have all decision-makers present and minimize distractions. This appointment usually takes 60-90 minutes.
NOTE: Upon selecting Great Northern Builders to design and estimate your project, you will sign the Design Agreement and provide a retainer to move forward with this step in the process. This retainer covers the costs associated with the custom design, drawings, and estimating as outlined in the Design Agreement. When you select Great Northern Builders to complete the construction phase of your project this retainer is credited back to the project.
Step 2: Conceptual Design Development
Once you have signed the Design Agreement and provided the initial retainer, a Great Northern Builders designer will meet with you to collaborate on the design, taking into consideration your needs and desires. A site visit will be scheduled to take measurements and photos so that a design concept can be created. Conceptual drawings may include floor plans, elevations, and 3D renderings showing the finished project.
- Step 2A: Conceptual Design Review
We will provide you with conceptual drawings for review prior to the project estimation. The Great Northern Builders designer will communicate with you throughout the Conceptual Design Development Process to ensure that you are happy with all aspects of the design before moving on to the estimate and construction contract.
Step 3: Contract
Once the design has been approved, the Great Northern Builders team will collect the detailed information we need to finalize the project estimate. Upon completing the project estimate we will come out and present in person for your review. This is when we sign the contract and collect a down payment.
Step 4: Project Development
We will work together to make all necessary final selections, such as flooring, cabinetry, countertops, and appliances.
- 4A: Project Timeline
Once all selections have been completed, we will create your project timeline to show you when work will be completed and remaining payments are due etc. The Great Northern Builders production team will meet on-site to ensure everything is in order prior to the start of construction, if applicable.
Step 5: Construction
During construction, we will take great care to protect your home, your family, and your pets! We will manage the purchasing, ordering and installation of all products, and the coordination of trade partners. Thorough communication and regular updates will help keep us all on the same page. Once the project is complete, we will perform a thorough clean of the space, along with a final walk-through.
